Preparing your home for Auction: Repairs & Renovations

When it comes to getting the best auction results, it pays to ensure that your property is up to standard. It may seem like an obvious thing to say, but the presentation of your home can make a big difference on the price you are offered, the number of buyers that you have at auction, and the overall attention that your home receives.

As you prepare for auction, your real estate agent might mention that you should look into renovations or repairs in order to maximise your price. Here are a few simple options that don’t cost much and can return plenty of value.

Repair – Visible issues and major maintenance

Before you start renovating, make sure you get a building inspection to ensure that you don’t have any underlying issues. Many buyers will ask for an inspection to be done before they consider making a purchase, so it’s best to resolve these issues before opening your home and soaring expectations.

Common problems include dampness, termites, leaks, cracks and other general maintenance. Some of these issues can’t be resolved by the average Australian and you will need to call in an expert. However, many are simple tasks such as repainting, plaster repairs and smoke detector replacement that are perfectly achievable by the owner-occupier.

Renovate – Kitchen, bathroom, and garden

Kitchen-focused features took up two of the ten most wanted features in an Australian home.

Concentrate on the kitchen, bathroom, and garden. People spend a great deal of time in their kitchen, whether that is cooking, eating or just spending time with the family. Australians put a lot of stock in their food – in fact, the Real Estate Buyers Agents Association of Australia found that kitchen-focused features took up two of the ten most wanted features in an Australian home.

Bathrooms took up another, and the garden one more.

A beautiful garden provides an excellent first initial impression for your buyers, both at the open home and at the auction (if it takes place on your property). Making sure your plants are trimmed, cared for and your grass cut can make all the difference when it comes to driving up the competition.

By concentrating on these areas, you are ticking off some of the most important features that buyers look for in a property.
